Hopefully you can get every thing figured out. I just moved last July and I couldn't imagine someone putting the house on the market just for kicks, maybe she is hoping that she can get enough money out of her ex-husband to afford it.
I wouldn't stop you from looking at other properties though, you never know what may come up and then its her own fault she missed out on a sale.
