Quilt938----- since you don't have a lot of company or stay over get rid of all those beds! Perhaps a hide-a-bed couch( do they still make them) in one of the rooms along with a display of your sewing machine " collection" and the other your exercise room and third your bdrm! Wall racks, ladders for display take up less room than beds! Just another idea for you to toss around
