I am with you there! LOL We are searching for the "right" retirement location and home. I also have on "want list", proximity to a few good sewing machines shops for classes. (Embroidery/& Longarm). Is that too much to ask?

my home studio is part of my finished basement which is an L-shaped large space. I took over the bottom of the 'L' and must keep it tidy when not in use - having it open to 'prying eyes of company' I'm forced to keep it neat and clean. Being it's part of the tv/family/living room, I can quilt away yet still be close to my DH as he watches tv in the evenings.
