I would organize what I really need with the room I have now and then when his roomate moves - September is just a few months away, you can finish out your plan. All you really need to start is your sewing machine (cabinet and 1 machine) and a place where you can put your iron up. You can always do your major cutting down on the kitchen counter (good height) and then put a small cutting mat up on your sewing cabinet for small cutting.
