I need everyone's opinion and experience with this.....we will be down-sizing in a few years, probably 3-4 years depending on the market, and I am wondering how many bedrooms we will need in a condo. One for my husband and I to sleep, one for my sewing room and one for my husband's "video game man cave", but should I have another room for my daughter when she comes home from college??? Or should we get a pull-out sofa, or squeeze a twin bed into my sewing room??? What have you guys experienced? Thanks.....

I don't have experience with this (yet!!!) but I would want the 4th bedroom for daughter. It is ***SO*** common for children to return home for extended periods of time, I think it would be less stressful all around to have a room available. It doesn't have to be a large room, but some privacy and separation are important for people to get along in close quarters. Later on (hopefully *much* later on!) it can serve as a room for live-in help or visiting grandkids.

I would go with a 4 bedroom. I wouldn't want to have to give up my sewing room and DH would feel the same way. You never know how long DD will be staying after college. You want them to be comfortable but no too comfortable.

Depends to a large extent on what you can afford.

If I could afford it, I would have 4 bedrooms -
one for US to sleep in - one to move to when the other is snoring loudly - one for "my" stuff - one for "his" stuff

get the fourth a sewer needs her own space or try to find one with a finished basement I don't know if condos come with those but I have seen them online.

I super down sized from my home and bought a condo as well. I love it! Myself and my son live here. I have 4 bedrooms (one used as a sewing room and another used as a music room for my son), three baths, a formal living room with formal dinning, an eat in kitchen a storage room and a family room. Also a two car attached garage.We use every bit of it. When my other kids, spouces and grand kids come over which is all the time. We need all the room we can get. Go for the 4 bedroom, you will use it!

I always thought down-sizing meant going from a 4 bedroom house to a studio apt! If I still needed that many rooms, I would not downsize..the market won't be fixed anytime soon

Well, my previous home was over 5,000 sq ft. So for me, what I'm in now is a down size.

We just down-sized in August. I think it's important to have an extra bedroom where people can stay without you having to pack up all your stuff for the length of their visit. My sewing room can remain in whatever shape it's in and my projects are ready for me to pick up when I can. Hubby's space (in our case, it's a workshop) is in whatever condition he leaves it at the end of the day.

The prospect of having someone else sleep over doesn't bring with it the idea of having to pack up our projects, dust and vacuum and make room for their stuff. We stayed in a B&B in Europe that was the lady's computer room/piano lesson room - as a guest, I felt I had very little space (other than the bed) to put my things so the suitcase stayed open on the floor.

If you can manage it, I hope you end up with a genuine guest room instead of having to forfeit your space for visitors. We're in a one-bedroom townhouse condo with 2 extra bedrooms (one is my sewing room) and a workshop in the basement. It doesn't have to be big to still give everyone their own space.

Go for the fourth bedroom. I don't think you'll regret it. I wish that we had purchased a 4 bedroom home (we have 3). We don't have a family room or den so without that space the extra room would be really nice to have.
