Not a realtor either but I think an addition to the house. Everyone always likes having a family room. I, personally, wouldn't worry about resale unless you're planning on moving in the very near future. Do what makes you happy so you can enjoy it for years to come. Who knows what the real estate market will be like then? Could be better,could be worse but at least you will have gotten pleasure out of your project.
