How about putting some French Doors in the garage door opening. You could add some extra panels to the sides and that could give you lots of natural light. I also agree with a heat/ac ductless unit!!! First things first, get working on that drainage asap. Don't put any money into it until you have the drainage perfect. Just my 2cents.
