Is that the only room that you want to put laminate in? If so, it could look odd or be confusing to a buyer. As for the doors, I'd store till listing time, and then return them and clear the closet as much as you can at that time. Buyers don't want to be be confused and don't want to have to do anything. Save your dream room plans for the next house and keep this room looking like a normal bedroom for buyers. A year will go Quickly!
