Perfect use of space. There is no reason not to do it. I would not fret about a bathroom because you can always get a bit of exercise by going to the house for that facility. The stored trailer probably does not have a septic hook-up. My sewing room is in the basement (and there is a bathroom down here);but, I go up and down the stairs to use the bathroom upstairs for the exercise it takes for the journey.
