Yes, real estate is hugely inflated here in Memphis. The reason DD and SIL sold their house was because they found another one first. They found a real “unicorn “... a 101 year old house in Midtown, a very popular and beautiful part of Memphis. It feels like Natchez MS to me, with all the huge old mansions. The house needed new sewer, roof, wiring and HVAC. Also a lot of remodeling and ripping out walls, kitchen, etc. They love this kind of challenge and are good at it, so I expect this house to be amazing when they get done.
To be able to compete buying a house now you need to make an all cash offer, about 30k over the asking price. I made great offers but have missed out on 3 already.
