I guess I'm lucky. I have half of our basement, and I need all of the room I get! It has lots of light, which is really a necessity. Though, if I had to divide it up, I'd put the ironing board and machine in one room, preferably the one with the most light. You could have a small cutting table beside your machine. Your work desk and "stash" could go in another room.
