If you've had a cat in the house, more than likely the buyers will want to replace the carpet ... unless they also have a cat. I'd go with a good cleaning. If it is important to buyers, they will either ask for you to replace the carpeting as a condition of sale ... or ask for reduction in price. Why not wait to see what agent, buyer or appraiser says.
