Determine your closet space and because of the windows, how to keep your fabric stash out of direct light. I, myself, cannot stand the new LED lights. It does something to my eyes. Go somewhere and sit down where they are and try it out. I vote for as many outlets as you can put in there. I had to replace the whole electrical panel box because the old one was recalled (who knew). I don't see a space for your design board also. I would put a lot of carts, etc. with wheels on so you can move them around. I have been to your town and love the area, hopefully you can see the ocean. Enjoy. I'll be watching for the end result.
