to find a listing agent? We want to put our house on the market next year, but it is an unusual house for the area so we really need a specialty broker. I am thinking of using these websites to find good-quality realtors in the area, but I am concerned about being inundated with phone calls/emails.

I highly recommend meeting a handful of different agents so you can find one you feel you can work with comfortably. Personally, I'd choose someone who would devote a lot of time and attention to your sale, not necessarily one of the heavy hitters in your who might be busy with multiple properties. You definitely want someone with some experience and a lot of enthusiasm about ways to market your property.
